Breaking Your Portable Cabin Lease Early
At Wheely Cabins, we specialize in long-term relocatable cabin rentals. To keep our weekly rental rates as competitive as possible and absorb the high costs of delivery, site leveling, and positioning, we require a standard fixed term lease at a minimum of 3-months.
However, we know that life is unpredictable. If your circumstances change (such as a property sale, change in employment, or medical necessity) and you need to vacate the cabin before your agreed term is complete, we have clear, fair policies to guide you through the process. See below for the relevant section of our terms and conditions.
Section X: Early Lease Termination & Break Fees
This Agreement is for a fixed term. In the event that the Hirer requests to terminate the hire contract prior to the expiration of the agreed fixed term, the final account balance will be calculated strictly under the following early break framework:
1. Pro-Rata Delivery Fee Reimbursement
If the cabin was originally delivered under a "Free Delivery" promotional period, the standard delivery fee of $950 will be applied to the account on a pro-rata basis. The amount owed is calculated strictly on the remaining unfulfilled portion of the lease term. (For example: if 25% of the lease is complete, the Hirer owes 75% of the delivery fee).
2. Post-Vacancy Hire Fees & Notice Structure
Break-lease hire fees are structured to encourage operational notice. The final rental billing is determined by selecting whichever calculation results in the higher amount:
A flat 4 weeks' rent calculated from the physical day of vacancy.
The standard weekly rent through your notice period while you occupy the cabin, plus a mandatory 2 weeks' rent calculated from the date the cabin is fully vacated.
3. Asset Collection Options
If you terminate your lease early, you must choose one of the following two pathways to handle the physical recovery of the cabin while we find a new tenant to take over your lease:
You can choose to keep the cabin stored on your land up until the date of your agreed lease term to incur no extra charges other than the break lease fees.
If you need the cabin removed from your property immediately to clear space, we will schedule an early pickup. To cover quick turnaround logistics, transport routing, and yard storage, a flat Early Collection Fee of $300 will apply.
*Note: Physical asset collection under either pathway will only be scheduled and finalized by Wheely Cabins upon formal processing and clearing of the calculated early termination settlement balance.
