Breaking Your Portable Cabin Lease Early

At Wheely Cabins, we specialize in long-term relocatable cabin rentals. To keep our weekly rental rates as competitive as possible and absorb the high costs of delivery, site leveling, and positioning, we require a standard 6-month minimum lease term.

However, we know that life is unpredictable. If your circumstances change (such as a property sale, change in employment, or medical necessity) and you need to vacate the cabin before the initial 6-month period is complete, we have clear, fair policies to guide you through the process.

How Early Termination Works

The first step: Please tell us when you would be able to have the cabin cleaned and ready for pickup.This helps us with logistics and advertising, minimising the potential costs you may be liable for. Then the following two conditions apply:

1. Ongoing Weekly Rent Responsibility

Under our early termination clause, you remain responsible for the weekly rent payments until either:

• Your original 6-month minimum lease term expires, or
• A replacement tenant signs a lease and takes over the cabin,

whichever occurs first. Once a new tenant starts their tenancy, your rental obligations cease immediately. We actively advertise the cabin to find a replacement speedily.

If you signed a discounted longer lease, your rate is adjusted on a pro rata basis and you will be charged the difference.

2. Pickup & Transportation Fee

If you were part of our free delivery promotion, it applies to standard long-term tenancies that meet the agreed lease term. If a lease is ended before the agreed term, you will be charged the standard delivery fee of $950 unless the payment required to complete the lease term is less than this amount, in which case you will be charged the lesser remaining rent instead.

How We Work to Help You

We want to help minimize your lease-break costs. The moment you give us your written notice, we will list the cabin as available for rent starting from your scheduled vacate date. Unfortunately we can't give a good estimate of how long it will take to find a replacement tenant due to seasonality and market conditions, but we will do our best to find a new tenant as quickly as possible to minimize your ongoing rent responsibility.
